Welcome to Airbnb Management (Pty) Ltd

Welcome to the Airbnb Management (Pty) Ltd website and platform (including all applications, web applications, webpages, subdomains, WhatsApp services, and related services) (the “Site”). The Site is owned and operated by Airbnb Management (Pty) Ltd (“Airbnb Management”, “we”, “us”, and/or “our”).

The Site has been created to:
(i) provide information about Airbnb Management (Pty) Ltd; and
(ii) provide access to short-term rental management, property management, guest communication, booking management, marketing, and related hospitality services (the “Services”).

 

1. Acceptance of Terms

Your use of the Site is subject to these Terms and Conditions. By accessing or using the Site or Services, you agree to be bound by these Terms. We may update these Terms at any time, and any changes become effective upon publication. If you do not agree to these Terms, you should not use the Site or Services.

2. Eligibility

To use our Services:

  • You must have the legal authority to enter into agreements.
  • Property owners must be authorised to rent or manage the property concerned.

Guests must provide accurate identification information where required.

3. Registration and Account Security

You may be required to:

  • Register an account.
  • Provide your mobile number and email address.
  • Create a secure password.
  • Provide accurate and up-to-date information.

You agree to:

  • Keep login credentials confidential.
  • Notify Airbnb Management immediately of any unauthorized use of your account.
  • Be responsible for all activity conducted through your account.

4. Property Management Services

Airbnb Management provides services which may include:

  • Property listing creation and management
  • Marketing and advertising
  • Guest communication
  • Reservation management
  • Check-in and check-out coordination
  • Housekeeping coordination
  • Maintenance coordination
  • Revenue management and pricing optimisation
  • Owner reporting and payment administration

The scope of services may vary depending on the management agreement entered into with each property
owner.

5. Guest Verification and Compliance

Airbnb Management may require guests to provide:

  • Identification documents
  • Contact information
  • Booking information
  • Additional verification where necessary

We reserve the right to decline bookings or access where information cannot be verified.

6. Payments

Payments may be made through:

  • Airbnb
  • Booking.com
  • Direct booking channels
  • EFT (Electronic Funds Transfer)
  • Approved third-party payment providers

All payments must be made in South African Rand (ZAR) unless otherwise specified.

Airbnb Management reserves the right to:

  • Reject payments that cannot be verified
  • Suspend services for unpaid amounts
  • Require additional verification before processing payments

7. Fees

Service fees, management fees, booking fees, cleaning fees, and any applicable charges will be disclosed before confirmation of services.

Fees may vary depending on:

  • Property type
  • Service package selected
  • Booking platform used
  • Additional services requested

Airbnb Management reserves the right to update fees from time to time.

8. Cancellations and Refunds

Cancellation and refund policies may vary depending on:

  • The booking platform used
  • The applicable property policy
  • The management agreement in place

Refund requests will be considered in accordance with the applicable cancellation policy and South African consumer protection laws.

9. Property Owner Responsibilities

Property owners agree to:

  • Provide accurate property information.
  • Maintain appropriate insurance cover.
  • Ensure compliance with local laws and regulations.
  • Provide safe and habitable accommodation.Notify Airbnb Management of any material changes affecting the property.

10. Guest Responsibilities

Guests agree to:

  • Respect the property and its contents.
  • Follow house rules.
  • Comply with building and estate regulations.
  • Not engage in unlawful or disruptive activities.
  • Pay for any damage caused during their stay.

11. WhatsApp and Electronic Communications

By contacting Airbnb Management through WhatsApp, email, telephone, or online forms, you consent to receiving communications relating to:

  • Bookings
  • Property management
  • Customer support
  • Service updates
  • Marketing communications (subject to applicable laws)

You may opt out of marketing communications at any time.

12. Data Deletion Requests

If you would like your data associated with our WhatsApp service or other systems to be deleted, please contact: Email: doron@airbnbmanagement.co.za

Please include:

  • Your full name
  • Phone number used with WhatsApp
  • Company name (if applicable)
  • A request to delete your data

Deletion requests are generally completed within 30 days, subject to any legal retention obligations.

13. Disclaimer of Liability

Services are provided on an “as is” and “as available” basis.

Airbnb Management does not guarantee:

  • Continuous availability of the Site
  • Uninterrupted booking platforms
  • Occupancy levels or rental income
  • The availability of third-party services

To the maximum extent permitted by law, Airbnb Management shall not be liable for:

  • Loss of profits
  • Business interruption
  • Indirect or consequential damages
  • Delays caused by third-party platforms
  • Force majeure events

14. Privacy

Airbnb Management takes reasonable steps to protect Personal Information in accordance with POPIA. Please refer to our Privacy Policy for further information regarding the collection and processing of Personal Information.

15. Restricted Activities

You may not use the Site or Services for:

  • Fraudulent activity
  • Illegal activity
  • Unauthorised access to systems
  • Harassment or abuse
  • Spam or unsolicited communications
  • Uploading malicious software
  • Misrepresentation or impersonation

We reserve the right to suspend or terminate accounts that violate these Terms.

16. Intellectual Property

All content on the Site, including:

  • Logos
  • Branding
  • Text
  • Graphics
  • Images

Software is owned by or licensed to Airbnb Management (Pty) Ltd and protected under applicable intellectual property laws. No content may be copied, reproduced, or distributed without prior written consent.

You agree to indemnify and hold harmless Airbnb Management (Pty) Ltd, its directors, employees,ncontractors, and agents from any claims, damages, losses, costs, or expenses arising from:

  • Your breach of these Terms;
  • Your misuse of the Services;
  • Your violation of any law or third-party rights.

18. Third-Party Websites and Platforms

The Site may contain links to third-party websites and booking platforms including Airbnb, Booking.com, Expedia, and others.

Airbnb Management:

  • Does not control these platforms;
  • Does not guarantee their availability;
  • Is not responsible for their content or services.

19. Notices and Legal Jurisdiction

These Terms are governed by the laws of the Republic of South Africa.

  • Marketing communications (subject to applicable opt-out rights).
